Notes: Texas Instruments is building four new semiconductor fabs on a megasite outside the north Texas city of Sherman, the first of which is expected to open in 2025 and the final facility in 2040. All four fabs have been awarded property tax abatements from Sherman ISD, the city of Sherman, Grayson County, and Grayson College: Sherman ISD's Chapter 313 abatement caps each facility's taxable value at $80M for 10 years (est. $954M), while under the Chapter 380/381 program the city and county will refund 90% of each facility's property taxes for 20 years (est. $741M and $541M, respectively). Grayson College agreed to refund half of the company's property taxes for a 10-year period under the Chapter 312 abatement program (est. $91M). Subsidy value does not include a 20% discount on water utility rates also awarded by the city of Sherman. Job, wage, and investment figures are based on company expectations across all four fabs.
